A bank can only offer its own products. As an independent broker, we shop your loan across many lenders and match it to your situation — not to one institution's menu. More options usually means a better fit for you.
We're paid per loan, and every cost is disclosed to you in writing before you commit to anything. You'll see an itemized breakdown up front, so nothing at closing comes as a surprise.
Right now. The request form takes a few minutes, and once you send it, a loan officer reaches out to talk through your goals, your documents, and what happens next.
It depends on the program. Conventional loans can start around 3% down, FHA around 3.5%, and VA and USDA loans often require nothing down. We'll help you weigh what actually fits your budget.

No. Sending this form doesn't run your credit. If you decide to move forward with a formal application, we'll explain any credit check before it happens — nothing runs without your okay.
Usually proof of income (pay stubs or tax returns), recent bank statements, and a photo ID. You send them over once, and we handle the back-and-forth with the lender from there.
We don't tack on junk fees. You'll get every cost in writing up front — including third-party items like appraisal and title — so the number you see is the number you plan around.
